Each project is approached from a fresh standpoint with tailor made services specific to the project and the client. Some clients only need early Feasibility Studies to decide whether they are taking the right general approach to a project, some require a full set of services from design inception through to completion of the built project and beyond.
Below is a list of some of the services we offer together with a brief explanation;
Site Appraisal & Feasibility
Brooks & Ware can undertake an initial briefing and produce Feasibility Studies to examine different ways to maximise accommodation on the site, prepare sketch massing proposals, alternative architectural styles, prepare outline advice on possible planning difficulties, etc. while responding to the specific constraints and opportunities offered by the site, its surroundings and adjacent buildings
Outline Designs
Brooks & Ware can help clients to firm up their requirements and from this produce outline design schemes and programme, as well as advise on initial budgets and which additional consultants may be required.
The requirement for additional consultants is closely monitored by our unique Project DNA system which is used to clearly identify what additional services may be needed and when as well as who is responsible for the different parts of the project. This is an invaluable tool to help clients establish early on the different contractual requirements for their design team.
To assist clients in visualising their projects at the design stage we often work with 3D computer models as we understand that these can offer much more information about the design than looking at flat plans or elevations. Planning Applications
Applications for Planning Permission can be extremely complicated and the quality of the submission is often a factor in obtaining an elusive permission. We are able to take the lead in both the design process and the planning submission or work with your Planning Consultant should the project be of sufficient complexity.
Brooks & Ware can prepare schemes for Outline Planning Application, Full Planning Applications, Discharge of Reserved Matters and Discharge of Planning Conditions.
We have a wealth of experience in dealing with planning applications for listed buildings, works in conservation areas or greenbelt, as well as both rural and urban sites.
Construction
All building work will require a comprehensive set of drawings and specifications to detail how the work is to be carried out and how the required level of quality is to be achieved. Brooks & Ware can produce a full set of working drawings, co-ordinate the design work by other specialists, co-ordinate the building control application and prepare the necessary information to allow the contractors to tender their prices.
We can advise on the selection of contractors, suppliers, sub-contractors and the right type of building contract.
Once the project is on site, Brooks & Ware can offer a full Contract Administration service including site visits, regular progress reports, issuing of variation instructions, payment certificates, snagging and completion certificates.
Developers
Brooks & Ware regularly work closely with Developers from initial Feasibility Studies through to the preparation of full working drawings. Many of the Developers we have worked with have become repeat clients - some of whom we have now worked with for many years.
We can quickly prepare alternative proposals where planning permission has previously been gained to increase profitability of a site and are comfortable negotiating these changes through the planning maze.
Project Types
We are able to undertake a wide range of project types from new build houses and homes, major remodelling and refurbishment schemes, to multi-unit residential projects of both apartments and houses as well as other commercial projects. Examples are shown in the Projects section of the site.
Party Wall Notices
Nearly all urban projects will come under the influence of the Party Walls Act and Brooks & Ware are able to issue the necessary Party Wall notices required under the Act to keep projects moving and to work with Party Wall surveyors to prepare any additional information required for Party Wall Awards.
